Industrial bay electrical fit-out in Calgary
Start an industrial bay fit-out with the equipment schedule and verified building supply. The panel label and a leasing brochure are not enough to establish capacity for your operation. Price the fit-out only after landlord work, tenant work and utility dependencies are distinguished.
CCT 01What the first visit needs to establish
List the machines, welding or fabrication equipment, compressors, ventilation equipment, office area and future additions. Record intended operating patterns and the supplier documents for each major load. A floor plan without an equipment schedule leaves bidders to make different assumptions.
Ask the landlord for available drawings and written information about the leased electrical provision. CCT 02What to include in the work order
Break the electrical package into distribution, machine connections, lighting and controls, office power and communications, and any life-safety changes. Identify engineered design, approvals and field evaluation questions early. Allow space in the brief for future loads without pretending unknown equipment is already designed.
Clarify the landlord/tenant split for service work and shared infrastructure. Calgary distinguishes base-building and tenant electrical permit scopes.1 That division should also be visible in the estimate, responsibility list and schedule.
CCT 03What changes the price and schedule
Equipment selection, supply compatibility and routing are larger drivers than floor area alone. A lightly equipped storage bay and a production shop of the same size are different jobs. Use cost per square foot as a discussion framework, not a substitute for an equipment-based estimate.
Separate early works from the final fit-out. Long-lead distribution equipment and utility changes can determine the schedule while small branch-circuit work remains straightforward. CCT 05What a completed job should leave you with
Handover should include the final distribution records, circuit labels, equipment connection information, inspection status and commissioning responsibilities. Maintain an open-items list by machine or system. A bay can be substantially wired while key production equipment is still awaiting its supplier.
Schedule an operator walk-through that explains the documents and service contacts. Establish a change process for later machines so each addition is checked against the building capacity and incorporated in the records.
