The owner sets business priorities and authorizes access. Qualified specialists define safe maintenance and testing work. The property manager coordinates tenants and vendors. CSA Z463 is described as a voluntary guideline; do not call every recommendation a statutory requirement.
CCT 04A practical project sequence
Survey records and equipment, prioritize issues and agree a program. Plan outages around the loads affected and coordinate restart responsibilities. Record what was actually completed, what was deferred and why. Review findings before scheduling the next cycle.

CCT 05What changes the price
A vague annual visit can miss critical work. Specify the equipment covered, tests included, consumables, shutdown support and reporting. Separate routine maintenance from capital replacement recommendations and require evidence for each.

CCT 06Calgary requirements and safety
- CSA describes Z463 as a voluntary guideline, not a mandatory standard, designed for commercial and industrial buildings. 1
- OHS Code Part 15 (Managing the Control of Hazardous Energy) requires hazardous energy to be isolated with a secured energy-isolating device before equipment is serviced, repaired, tested, adjusted or inspected. 2

Maintain a living equipment register with service history, reports, deficiencies and the responsible owner. A future operator should be able to understand the condition and planned work without relying on one person’s memory.
Keep proposed work, accepted changes, inspection evidence and remaining deficiencies together. A verbal assurance is difficult for the next property manager or maintenance contractor to use.
